Magnificent, incredible location in San Marco district really close to restaurants, Piazza San Marco and Gondola, water bus and direction, and Venice, a great base from which to explore the famous city. Genuinely helpful, caring staff towards all guests. Lovely building and rooms with 3 single beds.

The hub is good: 10 minutes from the water bus stop "San Marco" of the company Alilaguna. At 5- 6 minutes walk from the famous St. Marco square. All close and very central. You are in front of a canal, but without a view. Good value for money. It is quite clean in general, but not impeccable. We went with a 2 and a half year old child (we didn't pay for it) and if you book it, they put a cradle in it, although it was smaller than the standard Spanish size, so my son couldn't fit in it.
We had to change rooms for the second night, since the first night they put us in a room that smelled very musty (they had some problem because it was not a normal smell). It was a big triple station this first one. When we asked for it they changed us without problems to a much smaller one but without strange smells. Some of the rooms are in another building that is not the main building of the hotel, it's about a 1-minute walk, but for breakfast you have to go to the main building.

The location of the place was great, very close to the vaporetto station. The very complete and varied breakfast of the best we tasted on the trip. The morning and afternoon receptionists were kind enough to answer our questions and print out our plane tickets.
Although the beds were comfortable and had several pillows, it was very hot inside the room and when we asked to turn down the heat we were told that it was only in ventilation, so we had to sleep with the windows open and mosquitoes were coming in. They have an elevator but it's more of a load carrier, so you have to keep the buttons pressed all the time to go up or down, which was very uncomfortable. At the time we were checking out (at 5.30 am) the elevator was stuck (manually) when we asked the night receptionist to activate it and he told me that the only way was to just put the bags in the elevator and have someone call him from PB so that it wouldn't get stuck; so we did and he moved a few inches and got stuck, which I blame us for when we did specifically what he asked. He was not willing to help us, but kept arguing with us until we asked him to please try and resolve it and he was able to do so in two minutes. Things like this affect the overall hotel experience.

The rooms were quite cramped, especially with our luggage. The breakfast was good, and the staff, particularly a lovely Brazilian waitress, was very attentive and kind. The hotel's location was also a plus, being just a short walk from several attractions like the Basilica and Piazza San Marco. It made getting around Venice much easier.

the location
We stayed in the annex of the hotel, which is actually closer to st marks square than the hotel, our room was nothing like the pictures, much smaller, more cramped, older furniture with not much character.the bathroom was tiny, the shower went hot then cold then high pressure then low pressure etc. the room was on the 3rd floor up 7 flights of stairs ( no lift), and after showing us to the building when we arrived, the male hotel staff didnt even bother to show us to the room or offer to help my fiance with her large suitcase up the stairs. overall of the 9 hotels i stayed at in europe on this trip, all booked through Booked.net, this was the worst.

Fabulous location.
Upon arrival, we were offered a free upgrade. We had reserved a 3 person room, but found ourselves "upgraded" to a tiny room with only a double bed. We were told that the room was better because it had access to the elevator--which was broken during our entire stay. We had to lug our bags up and down several flights of stairs without assistance. Also, customer service was lacking. We watched as one gentleman waited for his breakfast order for over an hour, only to be told that he would not be served because the scheduled time for breakfast had passed during his wait. Reception rudely brushed him off--and similarly disregarded the complaints of 2 other customers right in front of us.

The hotel has a nice entrance lobby and is decorated in an art theme. The breakfast buffet was pretty ok.
Thought it was a bit on the pricey side.

Good location near main sights and also in nice shopping area. Very quite and surprisingly it was very warm inside. The was quite rainy weather and we were totally wet, but our clothes was dry in one night. Very authentic old fasion building.
Small bathroom, tv set from middle ages. Old furniture, which would be better if prorerly maintained and repaired.

Comfortable room, pleasant staff, the breakfast selection included a variety of pastries which I found good each morning and was conveniently located just 2 km from Venezia Santa Lucia for easy access to the rest of the city.

Very close to Piazza San Marco. Especially one receptionist was very kind and helpful.
Room was very small, especially since we had a baby bed and stroller. Bed was only 140 cm wide and also too short. I wish to have bigger shower cabin, too. Breakfast was modest since there were no cheese, cuttlet or such in the first morning at all available. Elevator is really slow and tiny! The net connection fee was quite hard to pay at first.
